What is included
Furniture protection and room sealing, progressive sanding and edging, gap and nail-hole filling, on-floor stain sampling, staining, sealer, two or three finish coats depending on the product, and a walkthrough with care instructions. Base trim can be removed and reinstalled, or we scribe to it in place.
Finish options
Water-based polyurethane for clear color and fast cure, oil-based polyurethane for warmth and hardness, or hardwax oil for a natural matte look that can be spot-repaired. Sheen from matte to high gloss. Our Stain & Finish Studio explains the trade-offs.
How long a refinish takes
A typical three-room project runs three to five working days including drying time, longer for larger homes, dark stains or oil-based finishes. You will have a written schedule that shows when you can walk on the floor in socks, when furniture can go back, and when rugs can go down.
Refinishing in Florida conditions
Humidity slows drying and can cloud a finish applied too soon. We schedule coats around the weather and use products suited to South Florida, and we acclimate any replacement boards before they go in.
Questions about refinishing
Refinish or replace?
If the boards are solid and not badly cupped or water-damaged, refinish. It is far less expensive, keeps the original character, and a refinished floor performs like new. We will tell you honestly if a floor is past saving.
Can you repair damaged boards first?
Yes. We weave in replacement boards of the same species and width, then sand and finish everything together so the repair disappears.
Is there an odor?
Water-based finishes have low odor and are usually the right choice for occupied homes. Oil-based finishes smell stronger for a day or two; we will talk it through when choosing the finish.
